Nice kid. Chip? Cathi? Before we look at the model home, let’s just go over some of the things we said on the phone. First of all when you buy here at Cedar Woods Community Estates, the maintenance is paid for for the first year. That would cover upkeep of the grounds, the tennis courts, the swimming pool, the guards at the front gate and the K-9 patrols. And of course, the school, which Jimmy will be able to enter next year. Uh, no. The school is just for residents. Local townspeople are not allowed within the perimeter of the complex at any time. And … yes, oh, I almost forgot, the medical center is also here, if Jimmy falls off the bike—which is about the worst thing that can happen here. I tell you, I’ve been living here for five years, and the place is so quiet: no traffic, no sirens at night, no screams, no gunshots.

Now, our only requirement is no pets. No dogs, no cats, no gerbils, no Vietnamese pot belly pigs. Fish? Of course you can have fish, as long as they’re under four inches. We choose the color of your house. Don’t want any paisley houses. No more than two children per family here. Big families are not conducive to the kind of environment Cedar Woods Estates wants to foster. You’ve got Jimmy, so you can have one more.

And you have to be employed. You guys are all set, we did a little checking. Chip, we heard about your promotion and everyone is so excited. As long as you maintain employment you’ll have no problems. If you’re not employed for whatever reason you get put on a list and it’s possible you’d … it’s no big deal … you’d have to be unemployed for over a year for it to mean anything. And that’s not going to happen.

You cannot receive any kind of welfare payments. You can get medicaid, social security, stuff like that. But we don’t want anyone to live here who is on welfare for obvious reasons. It’s one of the rules that work very well for us.

Now this development is in the new section, like I said, the old section is five years old. Everything here will be just like the original. Except that we will be installing security cameras every one hundred feet along all the streets. It’s kind of an experiment. Some of the houses will have sensors right inside the walls. Only if you want them. See how it works.

I think security is really the biggest factor for most people. People want to live somewhere safe, where they can be happy. And that’s what we provide. All our security guards are ex-LAPD, great bunch of guys. All licensed to carry automatic weapons, tasers and mace. No … no pepper spray. Mace. Real mace. It’s the little things.
