“Right.” Gwen gave her a smile she had seen from a lot of people recently—understanding, pity, and love all rolled into one. “First, Beth and I met with Rob a little while ago and saw that building just off Mass Ave. He doesn’t think it’ll be on the market very long and told me that if we want it, we need to move on it quickly.”

“What did you think of it?”

“Honestly, I loved it. Great location and I can really see potential in it. I brought over the comps for the area and took some pictures on my phone.” She handed Reagan her phone and several papers that showed other commercial buildings which had recently sold in the area and their final sale prices.

Reagan scrolled through the pictures and liked what she saw. The wood floors were a little beat up, but they could be refinished to shine. She loved the open floor plan and tall front windows. It had a large back patio, and Reagan imagined it filled with customers enjoying their food and cocktails under some string lights on a warm summer evening.

“Think it’s overpriced?”

“I don’t think so. There’s so much we could do with the space. I think it’s worth it.”

“Did you bring over our financials? I looked at them last week, but do you have the newest figures?”

“Yep, and I also talked to our contractor and got a very broad estimate for renovations.” Gwen handed over another sheet of paper with a list of all their account balances and some hastily written numbers from their contractor.

Reagan scanned the numbers. “Let’s do it.”

“Just like that?”

“Yeah. Everything looks good. We’ve been looking for a place for almost a year now. I know we’ve been a little picky, but this seems like a great option for us.”

“Don’t want to see it first?”

Reagan shrugged. “I trust you. And I trust that little twinkle you’ve got in your eye. You’re pretty jazzed about this place. I can tell. You’re looking like you did when we finally found a spot for Over Easy.”

“It’s a great spot. I think we’ll do well there.”

“Then tell me where to sign,” she said with a wink. “Did Rob write up an offer?”

“He did.” She again reached into her bag for a new stack of papers. “He already marked every place we need to sign.”

Reagan took the papers and began reading. Glancing briefly at Gwen, she said, “See, you never would’ve had him write up an offer if you had any doubts. Thanks for doing this.”

Gwen smiled and they spent the next fifteen minutes reading through the papers and signing where necessary. Once done, Gwen put them back in her bag and fiddled with her pen.
